  • How much do you charge?
    30% of the first month’s rent for tenant placement 6% of monthly rent for ongoing management That's it, No other hidden fees. This is far below what most companies charge (usually 50–100% placement and 8–10% monthly). On top of many extra fees that we don't charge (ie. Start Up Fees, Maintenance Coordination Fees, Lease Renewal Fees, or Inspection Fees)
  • How do you handle leasing and rent collection?
    Once an applicant is approved, we handle the lease paperwork completely, lease drafting, electronic signing (e-sign), and onboarding. Tenants pay rent through our secure Buildium tenant portal and can also use it to submit maintenance requests. It makes their experience seamless and reduces late payments.
  • What areas do you serve?
    We manage properties across the greater Portland area, including Beaverton, Tigard, Hillsboro, Lake Oswego, and surrounding neighborhoods.
  • How long does it take to find a tenant?
    It depends on the property and price point, but most rentals are filled within 2–3 weeks after listing. We take professional photos and post on multiple platforms to get maximum visibility. If a property is priced right and shows well, we usually secure strong applicants quickly.
  • How do you screen tenants?
    Very thoroughly. Every applicant is screened for: Credit history Criminal background Evictions Verified income Our screening is done through Buildium, which keeps everything streamlined and documented. We’re serious about placing tenants who will take care of the property and pay on time.
  • Do you handle maintenance?
    Yes. We manage maintenance and repair requests directly through our system. Most work is handled in-house, saving owners money. For larger or specialized jobs, we have trusted vendors we work with regularly. Tenants submit requests easily through the Buildium portal, which helps us respond quickly.
  • Can you help us get a property rent-ready?
    Yes. We can coordinate cleaning, minor repairs, and even cosmetic updates like paint or landscaping before listing. We’ll walk the property and let you know what needs to be done to get the best results.
  • What happens if a tenant doesn’t pay rent?
    We follow a clear and legal process. We send reminders and late notices through Buildium If necessary, we initiate the eviction process (in compliance with local and state laws) We keep owners informed at every step and always try to resolve issues early In most cases, our thorough screening prevents major problems before they start.
  • What kind of accounting do you provide?
    We use Buildium for all accounting. Owners receive: Monthly financial statements Year-end tax forms (including 1099s) Access to income and expense tracking anytime It’s simple, transparent, and always available online.
  • Do you offer any guarantees or cancellation terms?
    Yes. Our agreement is month-to-month after the initial lease period. If you’re ever unhappy with our service, you’re free to end the relationship with notice, no locked-in annual contracts. We believe in earning your business every month.

  • How do I get started?
    Easy. Schedule a call or send us a message We’ll discuss your needs, walk through the property, and send over our agreement Once signed, we begin marketing and management immediately
  • How do I pay rent each month?
    You’ll receive a secure online tenant portal where you can easily pay rent via bank transfer, debit, or credit card. Rent is due on the 1st of each month unless your lease states otherwise.
  • How do I submit a maintenance request?
    Log in to your tenant portal and submit a maintenance request with a description and photos if possible. For urgent issues please call us directly.
  • How much notice do I need to give before moving out?
    Unless otherwise stated in your lease, we require at least 30 days' written notice prior to your move-out date. This gives us time to prepare the property and coordinate your move-out smoothly.
  • Do I need renters insurance?
    Yes, we require renters insurance with a minimum of $100,000 in liability coverage. It protects both you and the property in case of accidents, fire, or water damage. (Some tenants also carry a personal umbrella policy.)
  • \What happens to my security deposit?
    After you move out and we inspect the property, we’ll return your deposit minus any damages or unpaid charges. You’ll receive a detailed breakdown, as required by law.
  • Who do I contact if I have questions about my lease or need help?
    You can reach us directly through your tenant portal or call/text our main line. We’re here to help and always aim to respond quickly and professionally.
