How do you handle leasing and rent collection?

Once an applicant is approved, we handle the lease paperwork completely,  lease drafting, electronic signing (e-sign), and onboarding. Tenants pay rent through our secure Buildium tenant portal and can also use it to submit maintenance requests. It makes their experience seamless and reduces late payments.

How much do you charge?

Our pricing is straightforward and competitive, and it’s tailored to each property.

Management fees typically range from 6%–10% of monthly rent, depending on factors like the number of units, property size, and overall scope of management.

For tenant placement, our fee generally falls between 30%–50% of the first month’s rent, based on market conditions and the level of leasing work involved.

That’s it. No hidden fees.

We do not charge common add-on fees such as:
Start-up fees
Maintenance coordination fees
Lease renewal fees
Inspection fees

We take pride in offering pricing that is lower than most competitors, while delivering a higher level of service and hands-on management.

How long does it take to find a tenant?

It depends on several factors, including the property's condition, price point, location, seasonality, and overall market demand. Some homes lease quickly, while others may take longer, especially during slower seasons.  Our priority is finding the right tenant, not just the fastest one. We focus on thorough screening and long-term fit rather than filling a vacancy quickly with an unqualified tenant or at a discounted price. In many cases, that approach saves owners time, money, and turnover costs over the long run. We market each property professionally, list it across multiple platforms, and actively manage showings and inquiries to attract strong applicants while protecting the value of the property.

How do you screen tenants?

Credit history
Criminal background
Evictions
Verified income

Our screening is done through Buildium, which keeps everything streamlined and documented. We’re serious about placing tenants who will take care of the property and pay on time.

Do you handle maintenance?

Yes.  We manage maintenance and repair requests directly through our system. Most work is handled in-house, saving owners money. For larger or specialized jobs, we have trusted vendors we work with regularly. Tenants submit requests easily through the Buildium portal, which helps us respond quickly.

Can you help us get a property rent-ready?

Yes. We can coordinate cleaning, minor repairs, and even cosmetic updates like paint or landscaping before listing. We’ll walk the property and let you know what needs to be done to get the best results.

What happens if a tenant doesn’t pay rent?

We send reminders and late notices through Buildium
If necessary, we initiate the eviction process (in compliance with local and state laws)

Do you offer any guarantees or cancellation terms?

Yes. We don't charge any fees until we place a qualified tenant. That means our success is directly tied to yours.

Our management agreements are at-will, not locked into annual contracts. If at any point you feel we're not the right fit, you're free to end our services with notice and no cancellation fees. We believe long-term relationships should be earned through performance, not enforced through contracts.
